Living in Brickell

The neighborhood

Brickell is Miami's financial district and the densest neighborhood in Florida. Banking and office towers line Brickell Avenue, residential towers fill in behind them, and the result is a part of Miami that functions on foot in a way almost none of the rest does — groceries, offices, restaurants, and transit are stacked within a few blocks. The Metromover runs free through the district and connects to Metrorail at Brickell station, which is the practical reason many residents here do not keep a car. Brickell City Centre and Mary Brickell Village anchor the retail. Simpson Park preserves eight acres of the original hardwood hammock that covered the ridge before the city existed, and the Underline is building out a linear park beneath the Metrorail guideway toward Coconut Grove. Brickell Key is a man-made island at the mouth of the Miami River with its own loop road and towers.

What you'll find on the market

Brickell is almost entirely condominium. The stock falls into three waves: 1980s buildings along Brickell Bay Drive, a mid-2000s wave, and continuous construction since roughly 2014. Floor plans skew toward one and two bedrooms, with studios and penthouses at either end. Monthly association fees are high by Florida standards because the buildings are amenity-heavy — pools, fitness floors, valet, and front-desk staffing all sit in the budget. Several buildings operate as branded residences with hotel management, and a number permit short-term rental, which is unusual on the mainland and is a building-by-building question rather than a neighborhood one. The handful of single-family houses in the catchment sit in the 33129 portion toward the Roads and Vizcaya rather than in Brickell proper.

What to know before you buy

Brickell Avenue and Brickell Bay Drive are different streets with different views and different prices, and listings are not always clear about which one a building fronts. The Brickell Avenue bridge over the Miami River opens on a published schedule for marine traffic and stops vehicles when it does, which is worth understanding before committing to a commute across it. Most of the district is low-lying, with AE flood zones along the bay. The most important question on any older Brickell building is structural: Florida's milestone inspection and reserve-study requirements, tightened after the Surfside collapse, have put buildings past thirty years into recertification, and the resulting special assessments can be substantial. Ask for the reserve study, the milestone inspection status, and the minutes before making an offer — not after.

Common questions about Brickell

Do you need a car in Brickell?

Many residents do not. Brickell is the most walkable neighborhood in Miami, the Metromover runs through it free of charge, and Metrorail connects at Brickell station. A car becomes useful for trips outside the urban core, and parking is a separate line item in most buildings.

Why are Brickell HOA fees so high?

The buildings are amenity-heavy — pools, fitness floors, valet, security, and front-desk staffing are all funded monthly — and recent Florida law requires condominium associations to fund structural reserves rather than waive them. Fees vary widely by building, so compare the actual budget rather than a per-square-foot rule of thumb.

What is the milestone inspection and why does it matter in Brickell?

Florida requires a structural milestone inspection and a reserve study for older condominium buildings, a requirement tightened after the Surfside collapse. Brickell has a large stock of buildings old enough to be in scope, and the findings can trigger special assessments. Request the inspection status, reserve study, and recent board minutes before making an offer.

Can you rent out a Brickell condo short-term?

In some buildings, yes — Brickell has more short-term-rental-friendly buildings than most of mainland Miami. It is governed by each association's own documents, not by the neighborhood, so the rental policy has to be confirmed in the declaration and bylaws for the specific building.

Are there single-family homes in Brickell?

Very few within Brickell itself, which is a high-rise district. The single-family housing in this catchment is in the 33129 area toward the Roads and Vizcaya, where the street grid turns diagonal and the housing is older and lower.

Is Brickell in a flood zone?

Much of it is low-lying, with AE zones along Biscayne Bay and the Miami River. For a condominium the practical exposure is usually to the building's ground floor, parking, and mechanical systems rather than to a unit on an upper floor, but it affects the association's insurance and therefore the fees.
