Living in South Beach
The neighborhood
South Beach is the southern end of the Miami Beach barrier island, running roughly from South Pointe north to Dade Boulevard. Its defining feature is architectural: the Art Deco Historic District holds one of the largest concentrations of 1920s through 1940s Deco and Streamline Moderne buildings anywhere, and the district's protections are the reason the low-rise scale along Ocean Drive and Collins Avenue survives in a city that otherwise rebuilt itself. Lincoln Road, redesigned by Morris Lapidus as a pedestrian mall, runs east to west across the island and remains the main commercial spine. Española Way is a 1920s Mediterranean Revival block closed to cars. South Pointe Park sits at the island's tip beside the shipping channel, with a pier and a beach walk that now continues most of the way up the island. The New World Symphony and the convention center anchor the cultural calendar, which peaks in December.
What you'll find on the market
Two stocks that behave almost nothing alike share this ZIP. The first is the Deco-era inventory — low-rise co-ops and condominiums, many of them small units between roughly four hundred and nine hundred square feet, frequently without assigned parking or in-unit laundry, in buildings whose exteriors are regulated by the Miami Beach historic preservation board. The second is the tower market at the southern tip, South of Fifth, where post-2000 oceanfront buildings trade at some of the highest prices per square foot in Florida. Carrying costs on both are dominated by windstorm insurance and association fees rather than by taxes. Rental rules differ sharply building to building: a legacy of the district's hotel history means some buildings permit short stays while most do not.
What to know before you buy
South of Fifth is a separate market from the Deco district north of 5th Street — newer, quieter, with more parking and materially higher prices — and conflating the two is the most common mistake in reading South Beach comparables. Nightlife density is concentrated along Ocean Drive and Washington Avenue roughly between 5th and 15th, and the difference between a block on Ocean and a block three streets west is significant at night. Nearly all of 33139 sits in AE or VE flood zones; Miami Beach has been raising roads and installing stormwater pumps in specific neighborhoods since the mid-2010s, and which side of that program a property sits on is a reasonable question to ask. In the historic district, exterior work — including windows, awnings, and in some cases paint — requires a certificate of appropriateness before permitting.
Common questions about South Beach
What is the difference between South Beach and South of Fifth?
South of Fifth, often abbreviated SoFi, is the neighborhood south of 5th Street at the island's tip. It is largely newer high-rise construction, has more parking, and trades at higher prices per square foot than the Art Deco district to the north. Both are inside ZIP 33139, so a single search returns them together.
Do South Beach condos come with parking?
Many of the historic Deco-era buildings have none, because they were built before it was expected, and residents use city permit zones or rented spaces. Newer buildings, particularly South of Fifth, generally include assigned parking. It should be confirmed per unit rather than assumed.
Can you rent a South Beach condo on a short-term basis?
It depends entirely on the building. South Beach has more buildings permitting short stays than most of Miami, a legacy of the district's hotel history, but the majority still restrict rentals to longer minimum terms. The association's declaration governs, and the city also regulates short-term rental by zone.
What does historic designation mean for a South Beach property?
Exterior alterations — including window replacement, awnings, signage, and sometimes color — require review and a certificate of appropriateness before a permit is issued. It constrains renovation timelines and scope, and it is also the reason the district's scale and character have been preserved.
Is South Beach in a flood zone?
Almost all of it, in AE or VE zones. Miami Beach has an ongoing stormwater program raising roads and installing pumps in specific neighborhoods. Flood insurance and, for condominiums, the association's windstorm coverage are major carrying costs here.
How big are typical South Beach condos?
In the Art Deco buildings, often small — roughly four hundred to nine hundred square feet is common, reflecting when they were built. The oceanfront towers at the south end run much larger. The two stocks differ enough that square-foot averages across the whole neighborhood are not very meaningful.
